My specifications include 100 yards of blacktop for my drive. My site plan shows a sketch of a driveway with a large turn-around. What can I expect my builder to do? If the written specifications say 100 yards, then you will be charged for any blacktop in excess of 100 yards. If you want the driveway “as shown” on the site plan, have the builder include that language (and cost) in the formal documents.
I’m looking for a “special” lot. The Realtors I spoken with only want to shown me the lots in their subdivisions. What do you suggest? It depends. Certain subdivisions are restricted to select builders, others allow either “any builder” or “developer approved builders.”. Choose a Realtor who will work as a "Buyers Agent.” In a Buyer Agency agreement, your Realtor is contractually obligated to work for you the buyer. Ask to see a listing printout of all the listed lots meeting your criteria. Also, Realtors specializing in new construction will know about lots that may not be listed. Ask your builder whom he may suggest.
